The Catskills have mastered the art of the city escape, but few places capture its magic quite like The Arnold House. Tucked away on Shandelee Mountain just outside Livingston Manor, this intimate country retreat has earned attention from The New York Times, Forbes, Time Out and New York Magazine’s The Cut, while the Michelin Guide praises it as a charmingly rustic Catskills escape. Think 80 acres of forest, private hiking trails, roaring wood stoves, a dreamy greenhouse, outdoor pool and a tavern waiting downstairs when you’re ready for a cocktail.
Grab your $179 pulse (a $350 value) for a One-Night Weeknight Stay (Sunday-Thursday) For Up To Two People, with a choice of a Twin or Queen Room. The rooms nail that effortlessly cool Upstate aesthetic, pairing antique furniture and vintage fixtures with natural cork or original wood floors, Bellino & Sferra down duvet bedding, plush towels & bathrobes, Malin+Goetz toiletries, and private en suite bathrooms.
Wander the property's private hiking trails, cool off in the seasonal outdoor pool, curl up beside one of the wood-burning stoves, explore the gardens, Barn & Greenhouse, or simply claim a chair outside and let doing absolutely nothing become the afternoon's main event. Guests also get complimentary breakfast, a daily snack bar, daily cookie service, high-speed WiFi and access to the property's daily happenings.
Then there's The Tavern, the wonderfully atmospheric heart of The Arnold House. A gathering place for hotel guests and Livingston Manor locals alike, it's made for lingering over dinner, local beers and cocktails before wandering back upstairs, while seasonal live music and special happenings give you every excuse to stay put.
It's close enough to Manhattan for a spontaneous escape, yet once you're surrounded by Shandelee Mountain, cookies by the fire and acres of Catskills wilderness, the city feels wonderfully far away...
The Arnold House may have all the trappings of a stylish boutique retreat, but its story stretches back more than a century. The property has welcomed generations of Catskills travelers, from its days as a 1920s rooming house through the region's booming resort era of the 1950s and '60s. Rather than erase those layers, its modern incarnation deliberately celebrates them, mixing original character and vintage details with a cleaner, contemporary take on country living.
Its next chapter began with Sims Foster and Kirsten Harlow Foster, the husband-and-wife team behind Foster Supply Hospitality. Sims' family has roots in Livingston Manor stretching back five generations to the 1910s, and he grew up visiting the property with his parents and grandparents when it operated as Lanza's Country Inn. The couple eventually purchased it and, following a thoughtful renovation, opened The Arnold House in 2014.
Before making the Catskills their full-time focus, both brought serious credentials to the project. Kirsten worked as an economist and Senior Policy Advisor at the Federal Reserve Bank of New York, while Sims built a career in hospitality, working with prominent chefs, restaurants and bars. The Arnold House became the foundation for Foster Supply Hospitality, whose collection now includes fellow favorites The DeBruce, Kenoza Hall and Hemlock Neversink.
And what surroundings they are. The Arnold House sits amid 80 acres on forested Shandelee Mountain, around two hours from New York City and moments from the charming town of Livingston Manor. Once known primarily for its legendary trout waters, the area has evolved into one of the Catskills' most tempting weekend destinations, with hiking, fly-fishing, farms, breweries, distilleries, restaurants and independent shops all within striking distance. Bethel Woods, site of the original 1969 Woodstock festival, is also an easy excursion.
Still, The Arnold House makes leaving surprisingly difficult. Between the Tavern, gardens, pool, Barn, plant-filled Greenhouse, fireside common rooms and miles of private trails, the property has the comfortable lived-in quality of a particularly fabulous friend's country home. That's intentional. Pack an overnight bag, point the car toward the Catskills and consider this your invitation to disappear for a while...

"I really can’t say enough about this place. Not only was our room ridiculously spacious, but this ‘country retreat’ is located in such a cute, quaint, rustic and laid back spot on the map. We loved just sitting by the fire, morning (coffee), noon (break), or night (cocktail) and soaking in all the property had to offer! So grateful for this experience."
"Arnold House was everything we hoped it would be and so much more. From the moment we arrived, we felt genuinely welcomed. The staff greeted us with warm smiles, and they even had a cozy dog bed waiting for our Yorkie, Gizmo. It was such a thoughtful touch that immediately made us feel at home. The property is absolutely enchanting. Our accommodations were spotless, comfortable, and beautifully designed. We also enjoyed several meals at the Tavern. It is truly one of those rare places that stays with you long after you leave."
"Had such a wonderful time at the Arnold House. The property is beautiful, the staff is so helpful and friendly, especially loved the pool and spacious accommodations of the garden room. The beds were super comfortable as well! Complimentary breakfast and s'mores were such a lovely way to start and end the day! We will definitely return and most definitely recommend that our friends visit this wonderful establishment!"
