85 Broad Street is an iconic 1,118,509 square foot, 30-story office tower at the heart of New York City’s Financial District. Prominently located on Broad Street between South William Street and Pearl Street and originally constructed in 1983 as Goldman Sachs’ headquarters location, the Property has exemplified downtown Manhattan’s evolution from a financial hub to a diversified ecosystem of TAMI, FIRE, government, and legal tenants. 85 Broad was able to lead this transformation by coupling its inimitable physical characteristics, including extensive light and air and panoramic views resulting from all four exposed sides of the Property, expansive, column-free floor plates, wide array of amenities, and prominent full city block location with an extensive $112 million capital improvement program, which entailed numerous building systems upgrades, lobby and plaza enhancements, elevator modifications and tenant amenity spaces.
